Window Sash Repairs

Check the windows sashes regularly for signs of damage, mildew and mold. You can avoid future repair costs by catching these issues early on before they become out of control.

The sash is an interior framing that can be moved vertically either up or down in windows that open. This article will show you how to perform easy repairs to your sash.

Weather Stripping

Wooden window sashes can give an elegant look to your home. They are also durable and can last many years provided they are properly maintained. However, they may become damaged or degraded in time due to exposure to elements and normal wear and wear and tear. Thankfully, sash repair experts can bring your windows back to their original condition and keep them looking great for longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which is found on both the sash and frame. It can cause drafts if it's worn or loose. Begin by identifying the window brand and the date of manufacture for the glass (etched on the corner of the glass or the aluminum spacers between panes). Take the sash off, and mark its width and height so you can get new weather stripping that is compatible with the original.

Then, remove the sash from its holder, and place it on an even surface that allows you to reach all four sides. If your sash has a double-hung, you'll need to take off the weights and the ropes that go with them, which should have fallen into the pocket of the jamb liner. Once you've removed the sash, use a utility knife to cut away the old weather stripping at the corners, and then remove it by hand or with a putty knife.

After the sash has been cleared, you can replace the parting stops. These are long pieces that divide the sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trim from the lumberyard. However, you can substitute with a scrap piece of wood.

After removing the parting stop and cutting it to length and then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using your putty tool, and let it dry at least one day. After it has fully dried then apply a top coat of acrylic latex paint. This will protect the putty, and give your sash an updated look.

Sash Hardware

The hardware that supports window sashes susceptible to wear and tear from time and usage and the result could be a window or door that can't be opened or closed easily. The good thing is that fixing and replacing this hardware is usually very simple and cost-effective. If a sash becomes difficult to operate, try spraying some oil into the jamb channel, and then open it to see if that fixes the problem. If not, the problem is likely to be with the sash balance, and you'll need to remove the sash to gain access to this hardware.

Window sashes need to open and close with little effort. However, this could be difficult if the weights are worn out or the sash-to-rail connecting rail isn't coated. This issue can be caused by a variety of reasons, such as the lack of maintenance or a mismatched weight rating for a particular window sash.

If the hinge arms of a window begin to lose their elasticity, this could cause the sash to slide and eventually land on the frame in the corner that's opposite the hinge arm (Photo 1). To address this issue, first make sure the sash fits squarely in the frame's opening and then remove it from the window. If the sash is secured to the hinge arm, you'll have to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, older windows especially in older homes, may be difficult to open or close. In most instances, a few easy repairs can transform these windows into smooth operators and window sash repairs save homeowners cash on energy costs.

To complete these repairs to sash it is essential to have all of the necessary tools in place before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to position the channel in the correct place when you are finished. Remove the sash and then remove all hardware, including the parting beads, cords, and chains that help to hold the sash. Heat gun with nozzle shield and a medium setting will soften any putty that has been hardened. Remove the old sash and store it in a bag labeled.

Sash Weights

If your window sash repairs are to replace a damaged cord or just to ensure that the windows are functional, replacing worn out weights for sash will improve its operation and reduce energy consumption. Sash weights consist of iron or lead cylinders that are enclosed in a concealed cavity and are connected via a rope to the movable window sash. They function as counterbalances, which allows you to open and close the window without the need for mechanical or electrical devices. If they fail, sashweights are usually ignored or disabled by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to retrieve, so you will want to find a replacement that fits correctly. You will also require a new piece of string, a length sashcord and some sashpulleys to tie the new weights to the cord.

Older windows made of wood are joined with mortise and tenon joints. The wood pegs that hold the components together can be removed with pin punches and hammers. Most of them have large diameters on one side and a smaller one on the other, so it is important to remove the smaller-diameter ones first. Later sashes made use of glue instead of pins. They can be separated by using a knife and a mallet.

After the sash is removed, you can take off the sash stops and gain access to the pockets for weights. This is usually done via tiny holes at the bottom of every jamb. The hole is then covered with an access panel of wood which can be removed to allow you to observe the inner workings of the frame.

After the sash has been stopped and the access panel has been removed, you are able to remove the weight that was previously installed and replace it. Be sure to weigh the sash before you begin, as the old weights may be a different size than the one you need. Once the new weight is installed, thread a string through the sash pulling mechanism. Then nail the string to the boxed frame, but only leave a few inches of string protruding from the head for future adjustments.

Sash Cords

In most old double glazing window repair-hung window, a cord or chain is affixed to the weights. This supports and keeps the sashes within the jamb balanced. Over time these cords can break, making it difficult to raise the window. A new sash cord can restore the ability to move the sash upwards and downwards and will keep it in its place when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. These are usually installed by screws or nails and will need to be removed or moved. It is possible to remove them using the hammer or chisel but it is always best to lay out dust sheets prior to beginning any work.

Once the access panel is removed, you can begin working on the sash. Utilize a flat bar, or chisel, to pry the small partsing beads out of their grooves. These are often wedged in or nailed in, but they can be removed and it's worth your time here. If the sash remains in place, break the mortise and tenon joints with a hammer and pin punch or screwdriver, then unhook the wood pegs that are on each piece. It should now be possible to move the sash back and forth freely, though it may require lubrication if it feels stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot on the bottom. Cut the cord or chain and fix it as described in the previous step. You can use a hammer and screws or nails, but nails are less likely to cause damage.

It is best to keep the original weights in place unless you have purchased a kit that will replace the counterbalance that was previously installed. It's not too expensive to purchase them from a salvage store and they will be easy to install once you have the sash opened. Depending on the size and shape of your window, you may require one or two sashweights to keep it open.
