Window Sash Repairs

Window sashes must be regularly checked for mold, mildew, and damage. If you catch these issues early you can save money on repairs in the future.

The sash is the interior framing that can be moved vertically either up or down in windows that open. This article will show you how to make several simple sash repairs.

Weather Stripping

Wood window sashes provide a classic aesthetic to your home. If properly maintained, they can last for years. However, they can become damaged or degraded with time, due to exposure and normal wear and tear. Sash repair specialists can restore windows to their original state and keep them looking great much longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. If it's damaged or worn out, it could cause drafts and other problems. To fix it, start by determining your window's brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height to find new weather stripping that matches.

Next, remove the sash and place it on a work surface so that you can reach all four sides. If the sash is double-hung, take out the weights using their ropes that should fall into the pocket in the jamb lining. Once you've removed the sash using a utility knife, you can use it to remove the weather stripping that was formerly in place at the corners. Then, remove it manually or using a putty blade.

Sash Hardware

The hardware that holds the windows sashes can become worn out over time and with use. This can result in windows or doors that is difficult to open or close. It's good to know that replacing or repairing this hardware is often easy and affordable. If you're having difficulty opening a sash, spray some oil into the jamb channel. Then, slide the sash open to see if it resolves the issue. If the problem persists it's likely to be due to the sash's balance. You will need to remove the window sash to reach this hardware.

Window sashes need to be able to open and close with minimal effort. However, this may be difficult if weights are worn out or the sash meeting rail is not properly covered with. This could be caused by various reasons that include the lack of maintenance or an unmatched weight rating.

If the hinge arms of a window begin to sag, this can cause the sash to slide and eventually land on the frame in the corner opposite the hinge arm (Photo 1). To fix this issue, first make sure the sash is squarely inserted into the opening of the frame and then take it out of the window. If the sash has been screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Because of sagging hinges and a general lack of energy efficiency, old windows especially in older houses, could be difficult to open and close. In most instances, a few minor repairs can transform these windows into smooth operators and save homeowners money on energy bills.

It is important to have the tools you need before you begin. Mark the hinge channel's location on the frame (Photo 1) with a pencil. This will make it easier to position the channel in the correct position after you've finished. Remove the sash and remove the hardware including the parting beads (Photo 2) and the chains or cords that secure it. Heat gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash and keep it in a bag labeled.

Sash Weights

Sash Cords

In the majority of double glazed window repairs-hung windows, a cord or chain is affixed to the weights. This supports and keeps the sashes within the jamb in a balanced manner. As time passes, these cords may break, making it difficult to raise the window. A new sash cord will restore the ability to move the sash upwards and downwards and keep it in place when opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. These are usually fixed or screwed in and will need to be removed or relocated. It may be possible to remove them using the hammer or chisel however, it is best to lay out dust sheets before beginning any work.

After the access panel has been removed, you can start working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with the chisel or flat bar.
