Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew and other damage. You can save future repair costs by catching the issues early, before they become out of control.

The sash is an interior frame that moves vertically up and down in windows that open. This article will show you how to do simple sash repairs.

Weather Stripping

Wooden window sashes can give an elegant appearance to your home. They are also durable and can last many years provided they are properly maintained. They may, however, become damaged or degraded with time due to exposure or normal wear. Thankfully, sash repair experts can restore your windows to their original condition and keep them looking great for a longer period of time than replacement windows.

The first step for sash window repairs is addressing weather stripping. It's found on both the sash and frame. It could cause drafts if worn out or loose. Start by identifying the window brand and the manufacturer's date (etched on the glass's corners or the aluminum spacers between panes). Remove the sash and mark its size and width so that you can purchase new weather stripping that is compatible with the original.

Then, take it off and place it on a table so that you can reach all four sides. If the sash is double-hung, you'll need to take off the weights and the ropes that go with them which should have slipped into the intended pocket in the jamb liner. Once you've taken the sash off using a utility knife, you can use it to remove the weather stripping from the corners, and then remove it by hand or using a putty blade.

To address this problem, first ensure that the sash fits squarely in the frame's opening and then remove it from the window. If the sash was fixed to the hinge arm, remove the hinge and replace it. Because of sagging hinges and a general lack in energy efficiency, older windows particularly those in older homes, may be difficult to open or close. In most cases, a few simple repairs can transform these windows into smooth operation and save homeowners cash on energy costs.

It is essential to have the tools needed before you start. Begin by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will allow you to put the channel in the correct location after you've completed. Remove the sash and remove the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. A hot gun with nozzle shield and a medium setting will soften any hardened glue. Remove the old sash and keep it in a labeled bag.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to ensure that the windows are functional by replacing worn out weights for sash will improve its operation and reduce the energy cost. Sash weights are made of heavy lead or iron cylinders that are enclosed in a hidden cavity and connected by ropes to the movable window sash. Once the access panel is removed, you can begin working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves with the chisel or flat bar. They are usually wedged in or nailed, but they can be prised free, so it's worth taking your time. If the sash is still in place, pull the mortise and tenon joints free using a hammer or screwdriver and then remove each wood peg. The sash should move freely now, but it may need some lubrication to feel less stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley at the top of the jamb to the sash slot in the bottom. Cut the cord or chain and secure it in the previous step. You can employ a hammer, screws or nails, but nails are less likely to cause damage.

Unless you've bought an item that replaces the old counterbalance system it's best to keep the original weights for balancing in place. It's not expensive to buy them from architectural salvage stores and they will be easy to install once you have the sash opened. Based on the size and shape of your window you may require one or two sashweights in order to keep the sash open.
