Window Sash Repairs

Window sashes must be regularly checked for mold, mildew, and damage. By catching problems before they become serious you will save money on future repairs.

The sash is an interior frame that can move vertically up and down in windows that are open. This article will teach you how to perform simple sash repairs.

Weather Stripping

Wood window sashes add a classic aesthetic to your home and, when properly maintained, can last for years. They may, however, get damaged or deteriorated over time due to exposure or normal wear and tear. However, sash repair experts can restore your windows to their original condition and keep them looking fantastic for longer than replacement windows.

The first step in sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. If it's worn or loose, out, it can cause drafts, as well as other issues. Sash Hardware

The hardware that supports window sashes is prone to wearing out from the wear and tear of use, and the result can be a window or door that can't be opened or closed easily. It's a good idea to know that replacing and fixing this hardware is usually simple and inexpensive. If a sash becomes difficult to operate you can try spraying some grease into the jamb channel, and then slide it open to see if this solves the issue. If not, the problem is most likely due to the balance of the sash and you'll have to take off the sash in order to access this hardware.

Window sashes should open and close with little effort. However, this may be a challenge if the weights have been worn out or the sash-to-rail connecting rail isn't glazed. This issue could be caused by various reasons that include a lack of maintenance and a mismatched weight rating.

If the hinge arms of a window begin to sag, this can cause the sash's to drag and eventually strike the frame in the corner directly opposite the hinge arm (Photo 1). To address this issue, first make sure the sash is firmly seated in the opening of the frame and then remove it from the window. If the sash is screwed to the hinge arm, you'll need to remove the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Old windows, especially those in older houses, can be difficult to open and close, because of sagging hinges and an overall lack of energy efficiency. In many cases, a few simple repairs can turn these windows into smooth operation again and save the homeowner money on energy bills.

To complete these sash repairs, it's important to have all the necessary tools lined up before you begin. Mark the hinge channel location on the frame (Photo 1) using a pencil. This will make it easier to place the channel in the correct place when you are finished. Remove the sash and take off the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. Heat gun with nozzle shield and a medium setting can soften any hardened glue. Take off the old sash and keep it in a bag labeled.

Sash Weights

Sash weights can be replaced to improve the performance of your window sash and decrease the energy cost. Sash weights are composed of heavy lead or iron cylindricals that are contained in a concealed cavity and attached by ropes to the movable window sash. These weights provide counterbalance that allows the window to be shut and opened without using mechanical or electrical devices. The sash weights are often disregarded or disabled by homeowners, and are turned into scrap when they fail. Consequently, you may need to search for replacements.

A weight from a sash that fell out of the cavity is difficult to retrieve It is therefore important to locate a new one that fits properly. You will also require a new piece of string, a length sashcord and some sashpulleys to tie the new weights to the cord.

Mortise and Tenon joints are used to join old wood windows. Hammers and pins can be used to cut off the wood pegs holding the parts together. If you haven't purchased a kit that replaces the old counterbalance system, it's best to keep the original weights for balancing in place. It's not too expensive to purchase these from salvage shops for architectural purposes and they'll be easy to install once you have the sash opened. Depending on the size of your window two or three sash weights may be needed to keep it open.
