Window Sash Repairs

Make sure to check the sashes of your windows regularly for signs of damage, mildew and mold. You can save future repair costs by catching these issues in the early stages before they become too much.

The sash is an interior framing that can be moved vertically either up or down in windows that are open. This article will teach you how to perform simple repairs to sash.

Weather Stripping

Wood window sashes add an elegant look to your home. If properly maintained, can last for years. However, they can become damaged or degrade in time because of exposure to the elements and wear and wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and maintain their appearance for much longer than newer replacement windows.

The first step in sash window repairs is addressing weather stripping. It's found on both the sash and frame. It could cause drafts if worn or loose. After removing the parting stops and trimming them to your desired length, apply a thin layer of glazing compound on the bottom of the sash. Smooth out the compound using your putty knife, then let it dry for at least a day. Once it's fully cured, apply a top coat of acrylic latex paint. This will protect the putty and give your sash an updated look.

Sash Hardware

The hardware that supports the window sashes can wear out over time and with use. This can result in the window or door that is difficult to open or close. The good thing is that fixing and replacing this hardware is usually quite simple and inexpensive. If a sash isn't easy to operate try spraying oil into the jamb channel and then open it to see if that fixes the problem. If the problem persists, it is most likely that the sash balance is off. You will need to take off the window sash in order to access the hardware.

Ideally, window repair sashes should be able to open and close with very little effort, however, this can be a difficult task when the weights wear out or if the sash's meeting rail isn't properly coated. This could be caused by many factors that include an absence of maintenance or a mismatched weight rating.

If the hinge arms of a window begin to slide, this could cause the sash to slide and eventually hit the frame in the corner that's opposite the hinge arm (Photo 1). To resolve this issue, first make sure the sash is squarely inserted into the opening of the frame and then remove it from the window. If the sash is attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Because of sagging hinges and a general deficiency in energy efficiency, old windows, especially those in older houses, could be difficult to open or close. Sometimes just a few easy fixes can help these windows function smoothly and save homeowners money on energy costs.

To complete these repairs to the sash, it's important to have all of the necessary tools in place before you begin. Begin by marking the position of the hinge channel on the frame using pencil (Photo 1). This will help you to place the channel in the proper place when you are finished. Remove the sash and then remove all hardware including the parting beads, cords, and chains that keep the sash in place. A hot gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash and store it in a bag with a label.

Sash Weights

Whether your window sash repairs are to replace a broken cord or simply to keep your windows functioning and functional, replacing worn-out weights on sash can improve sash operation and help reduce the energy cost. Sash weights are made of heavy iron or lead cylinders that are enclosed in a hidden cavity and attached by a rope to the movable window repair sash. They function as counterbalances, allowing you to open and close the window without requiring mechanical or electrical devices. If they fail, sashweights are often ignored or disabled by homeowners.

Based on the size of your window, one or two sash weights might be required to keep it open.
